NW WI Lake Lot I am Selling

Am forced to subdivide where I used to live once again.
Location in NW, WI, SW Rusk County. About 2.25 hours from St. Paul, MN.
This was part of my G-Grandfather’s Homestead in the 1880’s.
It is a beautiful, lake lot on a chain of 4 lakes. Somewhat secluded.
This is on Island Lake, the deepest (70’) lake on the chain. There are many springs in the lake by the lot. Electric and phone service runs along the driveway.
There are no other building lots for sale on this lake at the time. Island Lake is at the end of a chain of over 1200 acres of connecting lakes. Has many varieties of fish, Walleye, Perch, Bass, Crappie, Northern and huge Musky. Of course there are some Bluegills.
The lake is used for fishing, kayaking, canoeing, sea planes, sailboats, pontoons and water skiing. It is connected to Mc Cann Lake via a peaceful, no wake channel. The channel is loaded with wildlife.
The lot is located on what is called the West Bay. At one time my G-Grandfather owned the entire bay, including the long Island in some of the photos.
The lake area adjoining the property is known for large Crappies, Northern, Muskies. Walleye and Perch can be caught via ice fishing. Across the bay is a great location for Walleye and perch, night fishing in Summer.
I have caught many fish via row boat there.
The final lot size will be about 1.6 acres, 150’ of lake frontage. Sale includes a goose proof dock and a Smokercraft boat/trailer. The boat needs some work on the decking, but has 4 seats, live well, rod and battery storage. Four auxiliary power switches. Bow mounted trolling motor with foot controls and a newer 20 hp boat motor.
It is bordered to the West and the East, to land I had previously sold to a long time family friend. He has it in a trust to prevent any further development.
When I had holes drilled for my horse fencing, discovered that the land is both some clay to the North and smooth sand to the South. The clay is similar to what was used by School of the Mines for pottery. A beautiful mix of pure clay in reds and yellows.
There is a major aquifer, artesian well type, running through the property.
As true, with most of the land in the area, the mining rights were sold in the early 1900’s. All I know is that the faucets in the new house I constructed, had to be cleared monthly due to an accumulation of black sand. In the 1970, planes from the mining company were flying low overhead. I picked up their Geiger signal on short wave radio.
