Congratulations Tommy! That's a beautiful property! Is this a vacation property, retirement (eventually) or relocation?

Tommy, did you guys seriously just buy this place? I love it! It looks like it's secluded from neighbors being too close! Super nice little ranch house! Yes sir we did It was a bank-owned foreclosure and in this housing market the price was dropping like ... well ... a rock, so we've got a fixer upper on our hands. Good bones though Too bad there are no 'good' rocks but it's in Mariposa which has good rock collecting in every direction except east. That's freakin' awesome you guys were able to snag this! I bought my house as a repo. I put four months of work into it...before sunup to past sundown...but doubled the value of the property in those four months! The fact it's in a "central" hounding location is a huge plus! And yes...I figured it was the well house...but it was more fun to think it was an outhouse! LOL Hahaha that's the well house but you're close. I guess one could sit on the pipe and accomplish quite a lot. Is that a Purple(Amethyst) and a Green(Malachite) rooms I see through the windows? Congrats. I like.

Congratulations Tommy! That's a beautiful property! Is this a vacation property, retirement (eventually) or relocation? Thanks Nate! We aren't quite sure yet - we got a little chunk of money from when my mom's house sold and we've actually been looking for larger land-only properties in the Mariposa area thinking that for what we had we would never find a site built house we could afford. When this one kept dropping and dropping we couldn't resist shooting the bank who owned it a lowball offer not expecting too much but the bank countered and we were like ... holy crap is this real? haha From offer to wiring the money to closing escrow tomorrow it's been 14 days. All kinds of thoughts are spinning through our heads but the most popular one at the moment is to fix it up for our weekend and vacation place until we can get out of Napa and retire. The one thing we have in our favor is time - it's free and clear of any mortgage so we don't have a whole lot of expenses from it that are not self-induced We love the thought of sharing it with our friends and family etc. and it's fairly close to Yosemite and my favorite Bass Lake so we think if done right we could tap into some of that as a vacation rental.

Ooooo not far from the Mariposite site! It's pretty close to Hunter's Valley and Hornitos poppy jasper sites too We're going to have to invest in a boat soon so we can take friends out to Jasper Point on Lake McClure.

LOL *And I'd be really well off if I had a dollar for every time I never had a preemptive warning! LOL Nice size little wood shed. Slap a slightly different color of paint on that beast and it'll be a beauty!

Nice size little wood shed. Slap a slightly different color of paint on that beast and it'll be a beauty! I'm already thinking it's going to fall apart - it's too close to the house and needs to be moved. One of our top priorities will be to harden the house and tear down or move any wooden structures close to or touching the house. Those are bad news in an ember blizzard (my new favorite phrase I just learned lol).

We bought some rocks today. Oh, and they came with a house... Awesome, my friend! Your dogs are going to love it! I realize you mentioned tearing down the woodshed... If the woodshed is that large, it leads me to believe that you will be burning copious amounts of wood to keep warm? I guess there will always be trade offs. Congrats on the new spread!

It has central air and heat but the working condition is questionable and might be one of our first major expenditures... Aside from that theres a small wood burning stove. It's at 1800' so it might get an occasional brush of snow that doesn't stick.
